Forsyth County’s Generous Tax Incentive for Senior Citizens

According to the Chamber of Commerce, people between the ages of 54-74 living within a 10 mile radius from the center of Cumming will account for 21.15% of the population by the year 2020.

And the great news is, Forsyth County provides a generous tax incentive that encourages them to move here.

Did you know that homeowners in Forsyth County who are 65 years of age or older pay no school general taxes and no school bond taxes? Yes, they pay some property taxes but according to the Tax Assessor’s Office, that’s only about 20% of what other homeowners pay, thus gaining an 80% reduction from the taxes that are already so much lower than in neighboring counties.

Certainly, other counties have some Senior Citizens tax exemptions. But none have them to the extent that Forsyth County does.

Let me give you an example. One of our former senior residents just sold their Glenridge floor plan home in OAC in April.  And their property tax bill for the year was only $875!

Thankfully for the mature adults moving to our area, many of our OAC floor plans have a Master Suite on the main level, an attractive feature for those of any age who no longer want stairs to climb!

Consider the Glenridge floor plan I just mentioned. It offers a lot of flexibility when families are in transition.  It’s got a two-story foyer with a master bedroom on the main and 3 bedrooms or 2 bedrooms and a loft with 1 or 2 baths on the second floor.  So mom & dad have their private retreat on the main and the children have their own area upstairs.

When the parents become empty nesters, the main floor becomes the main living space with room for kids returning home from college breaks or grown children returning with their offspring to visit grandma & grandpa. The open kitchen to the large family room is also a great feature. Mom or dad can prepare meals and keep an eye on the kids at the same time!

So there you have it—low taxes for all (with added tax incentives for older adults) and great schools for families with children. And floor plans to see residents through every life phase.

Forsyth County Property Taxes

Forsyth County is in the 7th fastest growing county in the United States and the second fastest growing county in Georgia according to Pete Amos, Chairman of the Forsyth County Commissioners!

There are many reasons for this fast growth. First, our low property taxes contribute to this. We are very fortunate in Forsyth County to have the lowest property taxes in the Atlanta metro area.

Take a look at this chart. It shows the approximate property taxes on a $400,000 home in 5 counties around Metro Atlanta.

That’s 236.00 per month in property taxes in Forsyth, versus 360.00 per month in Fulton County, $124/month difference.
